Umm, not a good pull here for either and I'm reaching but maybe Cap'n if he throws in that he'll personally protect the buyers to the best of his ability with his ship/fleet? Barbie and a winning smile isn't enough in Silent Hill, i don't think.

Well if you come at the angle of thrill seekers, Barbie (as a talking doll) could be real creepy making an easy sell to the right customers.

Barbie had this exact pull before so I'm gonna say the same thing about grimdark Barbie being a good sale pitch and also the fact that she has experience in tons of different jobs, maybe not real estate agent but I'm sure something close to it.

Tour Guide Barbie should be enough to edge it out I would think. Downplay it's negative aspects like horror, violence and danger. Talk about good and nice things, like it's history, the culture of the place and the serene scenery.
